Queensland tenants can request approval to keep a pet, but the right is not unconditional and the correct process matters.

Requesting permission

Use the current RTA pet request process and keep a copy. Describe the animal clearly, including type, number, size and any relevant management details.

Do not rely on a casual conversation. Written requests and responses are much easier to prove.

Response timeframes and refusal grounds

RTA guidance sets out response requirements, possible refusal grounds and conditions. A lessor or agent should not refuse for a reason outside the current rules.

A property may still have body corporate rules, local laws or practical limits. Assistance animals can involve different legal considerations and should be handled carefully.

  • Ask for reasons in writing.
  • Keep body corporate correspondence if it is relied on.

Conditions of approval

Conditions should be reasonable and connected to keeping the pet. They may relate to damage, cleaning, pest control or other matters allowed by current RTA guidance.

Do not agree to broad or unclear conditions without checking them. A condition should not be used to avoid the pet reforms.

Pet-related damage and cleaning

Tenants remain responsible for pet-related damage beyond fair wear and tear. Keep entry and exit evidence, cleaning receipts, pest treatment receipts if relevant, and written communication about any alleged damage.

Dispute options

If a request is refused or conditions appear unreasonable, check RTA guidance and consider QSTARS, RTA dispute resolution or QCAT where relevant.
