What to check on a Form 9
Check the entry reason, proposed date, entry time or time window, who is entering, how the notice was served and whether the notice matches the current RTA entry guidance.
Different entry reasons can have different notice requirements and exceptions. Do not rely on memory from a previous tenancy.
Reasonable entry and privacy
Tenants have privacy and quiet enjoyment rights, but lessors and agents can enter for lawful reasons when the correct process applies. The facts matter.
If photography, personal belongings, open homes, repeated inspections or keys create a concern, raise the issue calmly in writing and preserve the notice.
Responding to an entry concern
If the date or time is genuinely difficult, explain the practical issue and propose alternatives in writing. If the entry appears improper, avoid confrontation and get advice.
- Keep the Form 9 or notice.
- Save emails and text messages.
- Record inspection history.
- Take photos after an inspection if damage or disturbance occurs.
